The regulations set forth in this Article, or set forth elsewhere in this code when referred to in this Article, are the regulations in the “I-3” Heavy Industrial District. This District provides for industrial operations that have certain potentially hazardous characteristics and are allowed only after special consideration to assure protection of public interest and surrounding property and persons.
In District “I-3,” no building, structure, land or premises shall be used and no building or structure shall be hereafter erected, constructed, reconstructed, moved or altered, except for one or more of the following uses:
1. Any use permitted in “I-2” Medium Industrial District.
2. The manufacture, compounding, processing, packaging or treatment of the following uses:
a. Chemical, Petroleum, Coal or Allied Products:
i. Acids and derivatives
ii. Acetylene, generation or storage
iii. Alcohol, industrial
iv. Ammonia
v. Caustic soda
vi. Cellulose and cellulose storage
vii. Chlorine
viii. Coke oven products (including fuel gas) and code oven products storage
ix. Creosote
x. Distillation, manufacture, or refining of coal, tar or bones
xi. Fertilizer (organic or non-organic)
xii. Fish oils or meal Fuel briquettes Glue, gelatin, or size
xiii. Hydrogen and oxygen
xiv. Nylon
xv. Petroleum, gasoline, and lubricating oil refining, and wholesale storage
xvi. Plastic materials and synthetic resins
xvii. Potash
xviii. Pyroxylin
xix. Rayon
xx. Rendering and storage of dead animals, offal, garbage, or waste products
b. Food and Beverage:
i. Casin
ii. Cider and vinegar
iii. Distilleries, breweries and alcoholic spirits (non-industrial)
iv. Fat rendering
v. Fish curing
vi. Slaughtering of animals
vii. Starch manufacture
c. Metals and Metal Products
i. Aircraft and aircraft parts
ii. Automobile, truck trailer, mobile home, motorcycle and bicycle assembly
iii. Blast furnace, cupolas
iv. Blooming mill
v. Metal and metal ores, reduction, refining, smelting and alloying
vi. Scrap metal reduction
vii. Steel works and rolling mill (ferrous)
d. Wood and Paper Products:
i. Match manufacture
ii. Wood preserving treatment
iii. Wood pulp and fiber, reduction and processing
e. Unclassified Industries and Uses:
i. Bag cleaning
ii. Cotton seed oil refining
iii. Hair, hide, and raw fur curing, tanning, dressing, dyeing and storage
iv. Leather tanning and curing
v. Natural or synthetic rubber, gutta perchas, and balata processing
vi. Rubber tire and tube
vii. Storage battery (wet cell)
The Performance Standards for permitted uses are contained in Article 21 of this code.
The Parking Regulations for permitted uses are contained in Article 22 of this code.
The Off-Street Loading Regulations for permitted uses are contained in Article 23 of this code.
The Sign Regulations are contained in Chapter IV, Article 7 of the Code of the City of South Hutchinson, Kansas.
In the “I-3” Heavy Industrial District, the height of buildings, the minimum dimensions of lots and yards, shall be as follows:
1. Height: Buildings and structures shall not exceed 45 feet and/or 3 stories in height.
2. Front Yard: None.
3. Side Yard: None.
4. Rear Yard: None.
The Height, Area and Bulk Regulations are also set forth in the chart of Article 25. Said chart, and all notations and requirements shown therein, shall have the same force and effect as if all the notations and requirements were fully set forth or described herein.
